Movements aren’t always easy to define in commercial
real estate, but you can often get an idea of where the
industry is going by observing some of the top exec-
utives in the business.
Among the apparent trends are consolidation, as real estate
companies look to create synergies; tighter credit, which could
lead to a stronger position for balance-sheet lenders; creative
structures and takeouts, as lenders and arbitrageurs look for
opportunistic plays; a greater focus on developing environmen-
tally responsible buildings; increased globalization; and adopt-
ing a more exacting asset-by-asset approach to strategic planning in an uncertain market.
