TRANSWESTERN’S NATIONAL INDUSTRIAL SERVICES TEAM
In 2015, a five-person team assumed leadership of Transwestern’s national industrial practice. Focusing on cross-regional transactions, supply chain management and expanding existing client relationships, the team grew transaction value by 45% in 2017 to
more than $2 billion of deal value; grew average deal size by more than 40%; increased team size by 10% and nearly doubled capital markets transaction value. Currently, the team is focused on expanding Transwestern’s industrial capabilities in the western US.
Transwestern’s industrial practice includes Walter Byrd, senior managing director; Mark Glagola, senior managing director; Brian
Gammill, managing director; Steve Kozarits, SVP, and Tina Wakley, senior marketing associate.
In addition to deal activity and market impact, Byrd has made a significant effort to unify the Transwestern industrial practice
nationwide, through the advancements in client service, business development and a cohesive and branded business strategy. Byrd,
together with his Midwest counterpart, guides Transwestern’s National Industrial Practice, ensuring connectivity for clients and
business pursuits. He has also served on the Transwestern Board of Directors since 2008. He has 28 years of commercial real estate
experience where he has represented some of the leading international freight and logistics companies and institutional owners in
South Florida, as well as major industrial and office space users. He has completed more than 20 million square feet of leases and
4 million square feet of sales.
Glagola is the senior managing director of Transwestern’s Mid-Atlantic Capital Markets Group. He specializes in investment sales,
joint venture development and equity financing and began his career in leasing and now specializes in institutional acquisition/
disposition and development of industrial product. In the last 16 years, he has been involved in the sale of over 14 million square
feet of product valued at $5 billion. In the past two years alone, Glagola sold more than 3 million square feet valued at over $400
million. He has been involved in some of the most high-profile industrial transactions in the Mid-Atlantic. In 2015, he brokered the
sale of Steeplechase 95 Industrial Business Park for $125 per square foot—one of the highest prices per square foot in the
Washington, D.C., area industrial market when the transaction occurred—by utilizing a marketing angle that was new to the region
at the time. After observing a trend in other markets of class A, high-credit tenants purchasing industrial buildings in business parks
at premium prices, he predicted this trend would make its way to the Mid-Atlantic and marketed the portfolio as a scarce commodity in demand by high-quality tenants, a tactic that proved successful based on the selling price per square foot. Even more impressive—two of the properties had yet to be constructed at the time of sale.
Gammill is responsible for directing the marketing and disposition of the Houston Industrial Division of Transwestern on behalf
of clients. He has 30 years of experience with Transwestern’s Houston Industrial Division and during his tenure with Transwestern,
he has successfully executed more than 650 transactions totaling more than $1 billion in value. He has also sold over 10 million
square feet of industrial product. His most significant transaction being the three million square foot sale of the Thrivent Financial
multi-city industrial portfolio.
Kozarits currently serves as SVP, Industrial Practice Group for Transwestern. His responsibilities include recruiting, hiring, training and business development specifically for the National Industrial Practice Group. He began his commercial real estate career
in 1980, as an industrial real estate broker for Coldwell Banker Commercial, (CB Richard Ellis) in Oak Brook, IL.
Wakley oversees marketing programs for both Transwestern’s Mid-Atlantic Capital Markets Group and Transwestern’s National
Industrial Marketing team. She is responsible for developing marketing strategies and designing/coordinating the production of
offering memorandums, research collateral, proposals, eblasts, brochures and other marketing materials. Wakley worked for
Transwestern as a graphic designer and researcher from 2010 to 2011, and rejoined Transwestern in 2014. ◆
