He separatelystructured and closed an $82 million purchase and $84 millionfinancing of acquisition and leaseback for Ascension Health, witha complex ground lease structure and 501(c)( 3) foundationstructure to avoid unnecessary real estate taxes, substantiallyreduce rent and secure the building as a donation to the user/system after mortgage payoff. In addition, Silverstein structuredand secured $23 million in tenant improvement financing, builtinto an operating lease structure for Presence Health, while nonrecourse to the developer.
